The spring housing market has been surprisingly active this year. Even with\u00a0affordability<\/a>\u00a0challenges and a limited number of\u00a0homes<\/a>\u00a0for sale, buyer demand is strong, and getting stronger.<\/p>

But why are buyers so active at a time when\u00a0mortgage rates<\/a>\u00a0are\u00a0higher<\/a>\u00a0than they were just last year?<\/p>

The Job Market Is Growing at a Stronger-Than-Expected Pace<\/strong><\/h4>

With inflation still high, the\u00a0Federal Reserve<\/em>\u00a0(the Fed) repeatedly hiking the Federal Funds Rate, and a lot of chatter in the media about a\u00a0recession<\/a>, it might surprise you just how strong today\u2019s job market is. What might be even more surprising is the fact that it appears to be getting stronger (see graph below<\/em>):<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t

Each month, the\u00a0Bureau of Labor Statistics<\/em>\u00a0(BLS)\u00a0reports<\/a>\u00a0how many new jobs were added to the U.S. job market. The graph above shows 88,000 more jobs were created in April than in March. In fact, the April numbers beat expert\u00a0projections<\/a>. That\u2019s a solid indicator the job market is growing.<\/p>

Unemployment Is at a Near All-Time Low<\/strong><\/h4>

Ever since the Fed began fighting inflation, many people expected the low unemployment rate we\u2019ve seen over the past couple of years to rise \u2013 but that hasn\u2019t happened.<\/p>
