What looked like a perfect home nearly didn’t make it to closing.
There was a recent transaction that almost didn’t make it to the finish line.
At first glance, the home showed beautifully and appeared well maintained. We received a strong offer fairly quickly and moved into the inspection period. The buyers conducted several inspections—home, wood infestation, radon, and survey—and when the reports came back, it felt like everything hit at once.
Although the buyers had already agreed to cover $5,000 in repairs upfront, the findings raised additional concerns: evidence of past termite activity, a foundation issue, a malfunctioning French drain, and a radon level slightly above the recommended range. It was understandably unsettling, and for a moment, the deal felt like it might fall apart.
Thankfully, the seller was incredibly cooperative and solution-oriented. They worked with the buyers by offering repairs, providing a seller credit, and completing the termite treatment. While the radon level was slightly elevated, we ultimately decided not to install a mitigation system.
With attorneys involved, the process required extra time and coordination—but in the end, everything came together, and we successfully closed on time. All of this—negotiations, repairs, and settlement preparation (including mortgage payoff clearance, CO, and fire certificate)—was completed within just 30 days.
And one more twist: although the seller had no remaining mortgage or HELOC balance, the HELOC hadn’t been officially closed, which required additional effort to resolve. Real estate always keeps you on your toes!
